RAK to Build “Wynn Boulevard” Linking Casino Resort to Dubai

Ras Al Khaimah, UAE — In a major infrastructure move, Ras Al Khaimah (RAK) has announced plans for a new roadway dubbed Wynn Boulevard, which will link the upcoming Wynn casino resort on Al Marjan Island to Dubai and other emirates.

Road Connectivity & Strategic Route

The boulevard will connect via Marjan Beach and integrate with existing corridors — notably E311 and E611 — forming a direct route toward Dubai and neighboring emirates. Authorities have already allocated in excess of AED 1 billion to the road’s construction.

Design Features & Construction Plan

The road will be set below ground level, with pedestrian bridges spanning above to preserve walkability.

Wynn’s in-house design team is involved, particularly in bridge and structure aesthetics.

The project is being handled by Island 3 Infra Enterprises, the infrastructure arm of the joint venture between Marjan, Wynn, and RAK Hospitality Holding.

Stakeholders & Investment

Wynn holds a 40 percent stake in the joint venture, while RAK Hospitality holds 59 percent, and Marjan retains 1 percent. Because Wynn is part owner, it is contributing directly to construction costs rather than operating purely as a developer.

Timing & Purpose

The road is expected to be completed ahead of the resort’s opening, currently scheduled for early 2027. Its primary role will be to provide seamless access to the Wynn resort, reinforcing Dubai as a critical source market for visitors.

Supporting Marjan Development

The boulevard is part of a broader master plan, Marjan Beach, which encompasses 85 million square feet of development. The plan includes:

Around 22,000 residential units

12,000 hotel rooms

An eventual resident population of 74,000

Though specifics of the boulevard’s overall budget and timeline have not been confirmed, its completion is crucial to ensuring the Wynn resort is well connected and accessible across the UAE.
